My name is Denne and I am a realtor with Keller Williams Realty. I work with investors and I decided to “join the club” and make the jump to investing myself. In November of 2004, I purchased my first investment property in Saint Petersburg. I purchased on assignment or contract through Steve Jackson with Family Man Buys Houses. This was a pre-foreclosure for $53,000, including the assignment fee. Now before you think “Wow, she must’ve made a killing,” let me tell you about this house! This frame, just under 700 sqft, asbestos siding, 2/1, outdated, non-airconditioned property needed some real work. The ARV on the website was about $90-$95k. We put about $26,000 into the house, including rehab and hard money costs. We (I had a partner) sold the house in February 2005 for $115,800….you do the math. I was a bit nervous about buying a property on assignment, especially being my first investment purchase. The process was easy and the closing seamless. Steve’s title company was accommodating and professional. Steve also held the Seller accountable for clearing the property and escrowing closing funds as this was a post occupancy sale, which I have since found is not the case with other investors I have dealt with. I had a business for which I had use the equity in my home as collateral. This past year, hardship fell upon my business requiring me to close it. This left my home with an additional lien and line of credit besides the original mortgage. The total debt was $90,000 more than the value of my home. With the loss of the income from the business, I was unable to make payments on any of these loans, leaving me with little choice but to allow to banks to foreclose on me. Finding another place to live proved difficult due to the fact that I have two large dogs that are like family to me. Several months ago I was explaining this to an old high school friend whom I know purchased real estate from time to time. I was in hopes he might be able to help me out by purchasing my home and allowing me to rent to own. He was not in a position at that time to finance the deal, but recommended Steve Jackson. Steve did a close review of my finances, as well as my desires and provided me with several possible options. We came up with three or four scenarios which I felt would be acceptable to me. My preference was to be able to stay in my home if at all possible with some form of rent to own option to repurchase my home in several years. After we agreed on this list of several scenarios, from best to worst, Steve began contacting my lien holders making settlement arrangements with them. He was able to negotiate a release of lien of $120,000 for $2000. He was also successful in negotiating the release of a $23,000 dollar line of credit fir $2000. The original VA backed mortgage of $86,000 was paid in full so it would not be recorded as a default against me, therefore allowing me to use this benefit in the future. Steve also began to actively pursuing people who might be interested in purchasing my home. There were some investors initially who offered a fair purchase price but would have required me to move. After showing the house to approximately 60 people we were able to close on a deal which more closely fit my needs, namely, I am able to stay in my home with rent similar to my original mortgage payment and have an option to repurchase in two years. I found Steve to be extremely knowledgable and professional. What I liked about working with Steve was the he took a sincere interest in my situation and desires. His partner Brian also brought clients to see my home and was just as personable and professional as Steve. They gave me plenty of notice when scheduling showings, and often brought more than one or two client with them. They were able to provide me with several offers of which I was able to choose the one that worked the best for my animals and myself.
